There’s a pattern to filth in commercial buildings, and it isn’t the one most people expect.
The dirtiest surface in a facility is almost never the hardest one to clean. It’s the one nobody’s name is on. Every scope of work has lines for floors, restrooms, and trash. Very few have a line for the refrigerator gasket, or the underside of the conference table, or the elevator button bezel. So those surfaces sit in a gap — the cleaning crew assumes they’re outside scope, the employees assume the cleaners handle it, and eighteen months go by.
Dirt collects where accountability doesn’t.

10. HVAC supply diffusers and return grilles
Ceiling vents are the most visible dirty surface in most offices, and the one people have stopped seeing. Return grilles collect a felted gray mat of particulate on the intake side; supply diffusers develop dark streaking on the ceiling tile immediately downstream.
The ownership gap here is height. High dusting requires a ladder and a second person for safety, so it slides onto a quarterly list and then off the list entirely. 9. Elevator button panels and handrails

Every conference table gets wiped on top. Almost none get wiped on the edge where forearms rest, and essentially none get cleaned underneath.
The underside is where gum, adhesive, and cable-management grime accumulate, and the front edge carries concentrated hand oil from every meeting held that quarter. It’s a two-minute task per table that appears on no scope document we’ve ever inherited.
7. Task chair arms, height levers, and seat backs
Chairs get classified as furniture, and furniture gets classified as not-a-surface. So a chair arm that four hundred hands touched last month goes uncleaned while the desk it sits at gets disinfected nightly.
The lever underneath is worse — it’s touched with a grip rather than a fingertip, it’s never visible, and it’s never wiped. Upholstered backs in high-occupancy spaces are the third piece, and they need vacuuming, not wiping.
6. Coffee brewer drip trays and water cooler dispense nozzles
This is the first entry on the list where what we find is biological rather than cosmetic.
Drip trays hold standing liquid, sugar, and dairy residue at room temperature. Dispense nozzles stay permanently damp. Both develop biofilm: a slick, adhered layer that a wipe-down does not remove and that rebuilds within days if the underlying surface isn’t actually cleaned. Kansas City’s summer humidity accelerates it noticeably compared to what we’d expect in a dry climate.
The ownership gap: break room equipment is frequently vendor-supplied, and “the vendor services it” gets interpreted as “the vendor cleans it.” The vendor is servicing the mechanism, not sanitizing the tray.
5. Restroom partition latches, hinges, and the top edges of stall panels
Restroom scopes are usually the most detailed part of any contract, and they almost always describe fixtures, floors, and dispensers.
The partition hardware is what every single occupant touches on the way in and the way out. Latches, the inside edge of the door, and the coat hook. Meanwhile, the top edges of the panels accumulate dust at a rate nobody checks because nobody looks up in a restroom.

4. Microwave keypads and interior ceilings
Break room appliances land in the widest ownership gap in the entire building, because most cleaning contracts explicitly exclude employee-owned and employee-used equipment to avoid liability disputes.
The result is predictable. The keypad is touched by every employee, often with food on their hands, and cleaned by none of them. The interior ceiling — directly above whatever was heated without a cover — is the part people never wipe because they never see it.
This one is genuinely fixable in a contract. It just has to be written in.
3. Refrigerator door gaskets and handles
Third place, and the gap between the handle and the gasket is instructive.
The handle is high-touch and visible, so it occasionally gets attention. The rubber gasket is a folded, damp, food-adjacent channel that holds spill residue in a dark, cool, permanently humid environment. It is the single most reliable place to find active mold growth in an otherwise clean office, and we find it routinely.
Nobody is being lazy. The fridge is simply not on the list. 2. Kick plates, push plates, and baseboards in the first thirty feet

Underneath is a compacted layer of grit, sand, and — in Kansas City, from roughly Thanksgiving through the spring thaw — concentrated ice melt residue that has been ground against the floor by every footstep for an entire winter.
It causes three problems at once. The trapped salt holds moisture against the floor. The grit acts as an abrasive under the weight of every person crossing it.
